Spring time is upon us and the market has been great lately. Spring is a great time to view homes in the Park City area as you can really see what you are getting in to, unlike the winter. Lately there has been a slight delay in foreclosures hitting the market here. Lots of inventory left and only a few new deals per week hit the market, which typically don’t last long.
Promontory is still a hot location for great bank owned deals and short sales. Deer Valley has had some excellent condo deals popping up recently at well below previous pricing. Jeremy Ranch and Pinebrook seem to have a great new buy every few weeks that is either a foreclosure, or just a great buying opportunity.

New Neighborhood Searches/ Site Expansion
We are currently in the process of adding new neighborhood specific searches to the ParkCityForeclosures.com website to provide greater search capabilities for all who use it. A new tab has been created for local neighborhoods and all of the listings within the area. As of now we have the Jeremy Ranch area, and the adjacent neighborhood of Pinebrook. Compare 2010 sales to 2009 sales in Park City: Up 16% in dollar volume and up 26% in number of transactions.
Distressed sales in Park City 2010 vs. 2009: Approximately 30+% of all sales in 2010 were “distressed” sales.
Park City real estate prices: Median price down 2.9% comparing 2010 to 2009. Signs are that some areas and some markets in the Park City area may be stabilizing or even increasing.
Stan’s perspective: “Distressed” sales will continue to be a large percentage of sales in Park City/Deer Valley in 2011. I hope I’m wrong – but I believe the market we have right now (March 2011) is the market we will probably have for the next 2 to 3 years.
